How Long Does an Asphalt Driveway Last in Tennessee?

The short answer

A properly built asphalt driveway in the Memphis area lasts 18 to 25 years. A poorly built one starts failing in five. The difference almost never comes down to the brand of asphalt — it comes down to base depth, compaction and whether water can get underneath.

What shortens pavement life here

Our climate is hard on asphalt in two specific ways. Summer heat softens the binder, so heavy static loads like RV tires or dumpster wheels leave permanent depressions. Winter brings enough freeze-thaw cycling to widen any crack that already holds water. Add clay soils that swell and shrink with moisture, and you have a recipe for edge cracking and settling wherever drainage is poor.

What extends it

Seal cracks the year they appear. Sealcoat every two to four years, not annually. Keep water moving off the surface and away from the edges. Avoid turning the wheels of a parked car — that scuffing action is what creates the swirl marks and eventual raveling you see near garage doors.
