Building a 5-Year Parking Lot Maintenance Plan

Year 1 — Baseline

Document current condition, photograph problem areas, seal all cracks and restripe. This establishes the reference point for every future decision.

Year 2 — Sealcoat

Clean, prime oil spots and apply a two-coat commercial sealer. Address any new cracks first.

Year 3 — Targeted repair

Full-depth patch the drive aisles, dumpster pad and entrances where loads concentrate. These are the failure points that spread.

Year 4 — Crack seal and stripe

A light maintenance year: seal new cracks, refresh striping, verify ADA compliance and signage.

Year 5 — Reassess

Re-evaluate the whole lot. If the base is sound, sealcoat again and reset the cycle. If drive aisles are structurally tired, budget a mill-and-overlay for that section only.
