When Should You Sealcoat a Driveway or Parking Lot?

Not too early

New asphalt needs to cure before it can be sealed — generally 6 to 12 months. Sealing too soon traps volatiles and can leave a soft, tacky surface.

The right interval

Two to four years is the honest range for most Memphis driveways and lots. Annual sealcoating is a sales habit, not an engineering need, and repeated coats can build a brittle film that flakes.

Signs you're due

The surface has faded from black to gray, aggregate is starting to show at the top, water no longer beads and small hairline cracks are appearing across open areas.

Prep matters more than product

Sealer applied over dirt, oil or unfilled cracks fails early no matter what's in the bucket. Cleaning, oil-spot priming and crack sealing are the parts that decide the outcome.
